10 Ways To Prepare Your Home For Selling

The local real estate market in Windsor Essex County is very competitive and to make your home stand out during the selling process there are some simple steps you can take to make sure your home is ready.

Ready to sell your home?

Don’t just list it without any prior preparation. A few minor touch-ups can go a long way towards making a favourable impression on potential buyers and perhaps getting a quick sale.

Look at your home from a buyer’s perspective and walk thru your home like it is the first time.

Take notes on what you, as a buyer, would notice and then repair or replace those items that needs fixing.

Recommendations include getting rid of clutter, putting away family photos, cleaning out closets, removing excess or oversized furniture, and cleaning.

1.Improve your curb appeal. Some buyers may not enter a home based on its curb appeal, so make sure your home’s exterior looks attractive. Trim your shrubs, weed your flower beds, repair any faded paint and keep the walkway clear. A simple addition of a row of potted plants along the walkway or a cheerful wreath to your front door can make a big difference.

2.Reduce clutter. You want buyers to focus on how awesome your space is, not how messy it looks. Remove shoes from the entry, that pile of mail from the kitchen table and anything else that lessen your home’s gorgeous features.

3.Get rid of personal items. Many buyers want to be able to imagine themselves in your home, so remove anything too personal, like family pictures in the hallway or your kids’ artwork on the refrigerator.

4.Keep the decor simple. To help buyers see themselves in your home, get rid of any art or other decor that might displease potential buyers with different tastes.

5.Get rid of bulky furniture. Your furniture should fit the scale of the room, get rid of any extra or large items that could make your space look smaller than it really is.

6.Organize your closets. Storage space is a huge selling point, and if your closets are jam packed, buyers will think you don’t have enough space. Invest in some boxes, dividers and other storage solutions that will help you make your place look more organized, and remove any extra items you don’t need urgently.

7.Tackle that honey-do list. Each of those little things you were going to fix but never got around to? Buyers will notice them, and they’ll detract from the value of your home. Spend a weekend to tighten those loose doorknobs, fix that dripping faucet and paint over the scuffs from when you first moved in your sofa.

8.Give each room a purpose. Room you’ve been using as an office, guest room ,storage won’t help sell your home unless you show potential buyers how they can use it themselves. So pick a use for that room (games, study, crafts, etc.) and clearly stage the space to showcase that purpose.

9.Repaint the walls neutral colours. A bold colour like neon orange could turn off a good portion of your buyers. Repaint your rooms in neutral tones like tans and whites that allow potential buyers to focus on the spaces themselves, and not the colour of the walls.

Let there be light! Open up all the windows to let in natural light and add floor or table lamps to areas that are dim. A bright, cheery room looks bigger and more inviting.
